AREP Announces Completion of Structural Work on Iconic Office-to-Residential Conversion in Old Town Alexandria

American Real Estate Partners (AREP) announced today the structural completion of CityHouse Old Town, a seven-story, office-to-luxury residential conversion development. AREP’s seven-story CityHouse Old Town property will offer 200 luxury rental homes with wraparound terraces and panoramic views of the nation’s capital

ALEXANDRIA, Va. (Dec. 6, 2024) – American Real Estate Partners (AREP) announced today the structural completion of CityHouse Old Town, a seven-story, office-to-luxury residential conversion development, ideally located at 1101 King Street in historic Old Town Alexandria. Hoar Construction is serving as the general contractor for the project, which broke ground in February 2024 and is set to deliver in Fall 2025. Cooper Carry is the building architect, hospitality design firm RD Jones + Associates is the interior designer, SKA Consulting Engineers is the engineering firm. Bozzuto Management will serve as the property manager.

Ideally located among Old Town’s abundant dining, retail, and entertainment options and just steps from the King St. Metro station, CityHouse Old Town will offer approximately 200 homes, ranging from spacious studios to deluxe three-bedroom apartments. Specifically designed for modern living, each apartment has dedicated home office spaces, and thanks to the building’s tiered architecture, most homes feature private, wraparound terraces with sweeping views of the city. Complemented by hospitality-level concierge services, a private club floor, and a state-of-the-art fitness center, CityHouse Old Town is on track to become one of the most sought after addresses in the DC area.

“This project exemplifies AREP's market-leading expertise in converting underutilized office buildings into vibrant, amenity-rich residential communities," said Brian Katz, AREP Co-founder and President. "With a world-class design, construction, and property management team, we are redefining the rental experience for modern residents. CityHouse Old Town is not just a building - it’s an investment in the future of walkable, connected living in high-performing markets like Alexandria."

AREP selected an award-winning design and construction team to update the building’s architecture and interior while preserving its historical significance. Originally built in 1983 as an office building, the property’s six-floor interior atrium with expansive skylight is being preserved and expanded as part of this renovation. This thoughtful approach to design reflects the team’s commitment to blending modern luxury with the building’s original character.

Rather than taking the typical construction approach of working from the bottom to the top of the structure, the construction team performed interior demolition from the top down due to the building's existing layout, as well as its unique new redesign, which included converting two floors of parking into residential. Approximately 3,550 tons, or around 71,000 square feet of concrete, were demoed and removed from the building.

“We’re proud to be part of AREP’s team, providing our residential and technical expertise to deliver their vision for CityHouse Old Town. Completing an office-to-residential conversion of this scale and complexity, in constrained site conditions without disrupting existing tenants and neighbors, is no simple task,” said Justin Yarbrough, senior superintendent at Hoar Construction. “We worked hard to ensure the building's retail tenants and surrounding neighborhood were not negatively impacted during the demolition and utilities phases.”
